In these Terms and Conditions:
“OWNER” refers to the owner or operator of the property.
“PROPERTY” refers to the cottage or accommodation being booked.
Booking, Payment & Pricing
Payment Methods
Full payment is taken at the time of booking. We do not accept American Express (AMEX). We accept all other major credit and debit cards.
Pricing Errors
We reserve the right to amend prices quoted on the website due to errors or omissions. Any such changes will be notified to the guest as soon as possible. If the amended price is higher than the original quoted price, the guest will have the option to cancel the booking.
Cancellations & Refunds
Refunds for cancellations are calculated based on the time before check-in:
Refunds will be returned to the original payment method.
Note: For bookings made directly by phone or direct email, this policy applies. For bookings made through third-party platforms (e.g. Booking.com), the platform’s cancellation policy will apply.
Arrival & Departure
Check-In
Check-in is available between 3:00pm and 11:00pm.
Check-Out
Guests must vacate the property by 10:00am on the day of departure. Late check-outs must be arranged in advance and are charged at £10 per hour (or part thereof).
Occupancy & Pets
Occupancy
The number of people occupying the property must not exceed the maximum occupancy stated on the website at the time of booking, unless prior written consent has been obtained from the owner.
Pets
Pets are not permitted in any of our accommodation, except for registered assistance animals.
Use of the Property & Behaviour
The property must be used solely for its intended purpose as self-catered accommodation.
The owner reserves the right to refuse to hand over the property to any person deemed unsuitable to take charge.
Any nuisance, disturbance, excessive noise, anti-social behaviour, parties, or behaviour causing disruption to neighbours, other guests, or members of the public may result in guests being asked to leave immediately. No refund will be given in such circumstances.
Care of the Property, Damage & Cleaning
Guests must take reasonable care of the accommodation and leave it clean and tidy at the end of their stay.
Any damage, breakages, or issues must be reported to the owner as soon as possible. The owner reserves the right to charge for:
Up to £1,000 may be charged for damages or excessive cleaning using the card details provided.
Keys
All keys must be returned to The Farmers Arms, Market Place, Ulverston, LA12 7BA. If the venue is not open, keys should be posted through the letterbox at the front door.
If keys are not returned, the owner reserves the right to charge for replacement keys and/or locks as required. If keys cannot be returned at check-out, guests must contact The Farmers Arms to arrange their return (contact details can be found at the bottom of this page).
Owner Access
Guests agree to allow the owner or their representatives reasonable access to the property at reasonable times for inspection, maintenance, repairs, or in the event of an emergency.
Safety & Electrical Equipment
All portable electrical items provided have been tested and approved in accordance with current fire safety regulations.
The use of personal electrical equipment is entirely at the guest’s own risk.
Parking
Parking is not provided for any of our properties.
Personal Belongings & Liability
Guests are responsible for their own personal property during their stay. The owner accepts no responsibility for loss, damage, or theft of personal belongings.
Guests agree that the owner shall not be held liable for any loss, damage, accident, injury, or illness suffered by any guest or their property during the stay, except where caused by the owner’s negligence.
Force Majeure & Exceptional Circumstances
The owner shall not be liable or responsible for any failure to provide accommodation, or for any delay, disruption, or cancellation of a booking, where this is caused by events beyond the owner’s reasonable control. Such events include, but are not limited to, fire, flood, severe weather, acts of God, war, terrorism, industrial action, government restrictions, public health emergencies (including pandemics such as COVID-19), or any other event that makes the property unavailable or travel to the property impractical or unlawful.
Where such circumstances arise, refunds or alternative arrangements will be considered on a case-by-case basis at the owner’s discretion.
Data Protection & Privacy
Personal information collected during booking will be processed in accordance with our Privacy Policy, which is available on our website.
Breach of Terms
If any of these Terms and Conditions are breached by the guest or any member of their party, the owner reserves the right to terminate the stay immediately. No refund will be given.
Governing Law
These Terms and Conditions are governed by and construed in accordance with the laws of England and Wales.
