The person whose name appears on the check-in form agrees to take full responsibility for ensuring that all members of their party adhere to the Terms and Conditions set out below.
In these Terms and Conditions:
• “OWNER” refers to the owner or operator of the property.
• “PROPERTY” refers to the cottage or accommodation being booked.
Occupancy
The number of people occupying the property must not exceed the maximum occupancy stated on the website at the time of booking, unless prior written consent has been obtained from the owner.
Personal Belongings and Liability
Guests are responsible for their own personal property during their stay. The owner accepts no responsibility for loss, damage, or theft of personal belongings.
Guests agree that the owner shall not be held liable for any loss, damage, accident, injury, or illness suffered by any guest or their property during the stay, except where caused by the owner’s negligence.
Use of the Property & Behaviour
The property must be used solely for its intended purpose as self-catered accommodation.
The owner reserves the right to refuse to hand over the property to any person deemed unsuitable to take charge.
Any nuisance, disturbance, excessive noise, anti-social behaviour, parties, or behaviour causing disruption to neighbours, other guests, or members of the public may result in guests being asked to leave immediately. No refund will be given in such circumstances.
Owner Access
Guests agree to allow the owner or their representatives reasonable access to the property at reasonable times for inspection, maintenance, repairs, or in the event of an emergency.
Smoking
Smoking and vaping are strictly prohibited inside the property.
Check-In
Check-in is available between 3:00pm and 11:00pm.
Check-Out
Guests must vacate the property by 10:00am on the day of departure.
Late check-outs are charged at £10 per hour (or part thereof) and must be arranged in advance.
Care of the Property
Guests must take reasonable care of the accommodation and leave it clean and tidy at the end of their stay.
Any damage, breakages, or issues must be reported to the owner as soon as possible. The owner reserves the right to charge for:
Up to £1,000 may be charged for damages or excessive cleaning using the card details provided.
Keys
All keys must be returned to The Farmers Arms, Market Place, Ulverston, LA12 7BA. If the venue is not open, please post the keys through the letterbox at the front door.
If keys are not returned, the owner reserves the right to charge for replacement keys and/or locks as required.
If keys cannot be returned at check-out, guests must contact The Farmers Arms to arrange their return (contact details can be found at the bottom of this page).
Electrical Safety
All portable electrical items provided have been tested and approved in accordance with current fire safety regulations.
The use of personal electrical equipment is entirely at the guest’s own risk.
Pricing Errors
We reserve the right to amend prices quoted on the website due to errors or omissions. Any such changes will be notified to the guest as soon as possible.
If the amended price is higher than the original quoted price, the guest will have the option to cancel the booking.
Parking
Parking is not provided for any of our properties.
Payment Methods
We do not accept American Express (AMEX).
Breach of Terms
If any of these Terms and Conditions are breached by the guest or any member of their party, the owner reserves the right to terminate the stay immediately. No refund will be given.
Governing Law
These Terms and Conditions are governed by and construed in accordance with the laws of England and Wales.
